Do you know how often you should replace your roof?

While many factors determine if your roof needs replacing, 15 years is typically the minimum. While it may not seem like a lot, it can fly by as you raise a family in your home. One minute you’re just moving in and the next your shingles are curling and there’s a leak in your attic.

The longer you wait to repair your roof, the more susceptible your home becomes to water damage, mold, and other safety concerns. Not to mention, it can reduce the value of your home.

ROOF CONDITION Typically if you have missing, cracked, or curled shingles, leaks, or excess granules in your gutters then you need to replace your roof.

If you look at your roof and see valleys where shingles are missing, you could experience leaks if you’re not already. Other visual signs of an aging roof are wet spots which can grow mold, fungi, and bacteria, loose materials on your roof, and torn or bald shingles.

AGE OF THE ROOF The average roof will last between 20 - 25 years, but this also depends on the layers of shingles you have on your roof.

When replacing a roof, it’s important to remove the old layer of shingles and completely replace it. However, sometimes a roof can be installed over an older layer. If this is the case with your roof, and it’s older than 20 years old, you need to replace it.

Another indicator you need to replace your roof is if you notice your neighbors are replacing their roofs. Typically homes built in a close time period, and undergoing identical weather conditions, will age the same. So if you notice your neighbors springing for a new roof, it’s time you do the same!
